Every firm below was found through public search and written up from what its own website publishes, so nothing here is a judgement on anybody's workmanship.

How do you compare exterior cleaning companies without relying on star ratings?

A rating moves every week and tells you nothing about whether the person who turns up understands the surface they are about to clean. The facts that hold still are duller and more useful. Here is the order we would check them in ourselves.

  • Legal identity: search the trading name on the Companies House register and see whether a matching company exists, whether it is active, and when it was incorporated. Plenty of good exterior cleaners are sole traders, so this is a fact to know, not a pass or fail.
  • Insurance, in writing: ask for the certificate rather than the wording on the website, and check it names the business you are hiring, that it is in date, and what it covers.
  • Method for your surface: ask what pressure they will use on your roof, your Indian sandstone, or your resin drive, and what they do about the joints afterwards.
  • Scope in writing: what is included, what is extra, and what happens if the surface does not come up as expected.
  • What they refuse to do: an honest exterior cleaner will tell you which jobs are not theirs, such as roof repairs, gutter replacement or laying paving.

The first two checks cost you nothing, because the register is free and every firm's own website states its services and its patch. That is what the list further down sets out.

What do the published cost guides say, and is there a South East figure?

Only two guides publish a South East England price band, and both do it for gutter cleaning. MyJobQuote's gutter cleaning guide, updated 25 August 2026, gives £110 to £160 for South East England, against a £125 national average and £75 to £120 for the north of England. MyBuilder's gutter cleaning guide, updated 21 August 2026, gives £70 to £130 for South East England and £80 to £150 for London. Those two bands do not agree with each other, and neither is a Surrey, Sussex or Kent figure, because no published guide gives one. MyBuilder's driveway cleaning guide, updated 21 August 2026, adds no South East band but states London and the South East typically run 15 to 25 per cent higher than the national average for driveway cleaning. Everything else quoted below is a national figure.

Checkatrade's gutter cleaning guide, updated May 2026, prices the same job by house type with VAT stated on top: £50 to £120 for a small terraced house with 5m of gutter, £100 to £150 for a medium semi-detached with 15m, £130 to £165 for a detached four-bed with 20m, and £165 to £300 for a three-storey townhouse cleaned with a gutter vacuum. It also publishes £20 to £30 per hour and £150 to £250 per day. The same page states £130 to £165 for a three-storey house in its prose, so on this job one publisher does not even agree with itself. Driveways are where the three publishers start to diverge. MyJobQuote's driveway cleaning guide, dated 27 May 2026, puts driveway cleaning at £100 to £350 with an average of £300, and breaks that down by size: £100 to £160 for a small 30m2 driveway, £150 to £250 for a medium 60m2 driveway, and £225 to £350 for a large 90m2 driveway. Checkatrade's driveway cleaning guide, updated May 2026, puts the same work at £250 to £400, or £8.50 to £15.50 per m2, with a medium driveway at an average of £350. MyBuilder's driveway cleaning guide, updated 21 August 2026, gives £250 to £400 for a standard 40m2 driveway and the same £8.50 to £15.50 per m2. Check a quote against MyJobQuote alone and you get a materially different answer from the other two.

Patios spread wider still. MyJobQuote's pressure washing guide, dated 11 March 2026, prices a patio at £9 to £18 per m2, a 15m2 patio at £220 to £270, and a driveway at £5 to £10 per m2. Checkatrade's patio cleaning guide, updated May 2026, prices patio cleaning at £3 to £4.50 per m2, with patio slabs at £2 to £4.50 per m2 and block paving at £2.50 to £5.25 per m2, plus labour at £250 to £350 per day. MyBuilder's high pressure cleaning guide, updated 21 August 2026, puts patio cleaning at £40 to £150 for the whole job. MyJobQuote's per-metre patio rate is several times Checkatrade's, and MyBuilder prices the job whole rather than per metre, which is the clearest sign on this page that a single published figure is one publisher's average and not a market rate.

On roofs, only MyJobQuote could be read directly on 30 August 2026. Its roof cleaning guide, dated 6 August 2026, gives £8 to £15 per m2 for pressure washing and £10 to £20 per m2 for soft washing, with a semi-detached whole job at £400 to £550 for pressure washing or £450 to £650 for soft washing. The same page states that the average cost of roof cleaning using pressure washing is around £575, based on an average-sized semi-detached house with good ease of access, which sits above its own band for that same house. MyJobQuote's separate pressure washing guide prices a standard roof clean at £4 to £6 per m2 and a premium treatment at £7 to £12 per m2. Checkatrade's and MyBuilder's roof cleaning guides both refused a direct read that day, so no roof figure from either is quoted here.

Which exterior cleaning company should you ring first?

Start with the firms whose published patch covers your address, because a firm listing your town on its own website has decided it will travel there. Then look at the services line, because a firm built around window cleaning rounds is not the same as one built around roofs. Only then start ringing people.

The questions that separate firms are technical, not commercial. Ask what method they will use on your roof and why, because a roof cleaned at high pressure can lose the surface off concrete tiles and take water where it should not go.   • Ask for the insurance certificate by email before the day, not a line on a website.
  • Ask for the quote in writing with the surfaces, the area and the method named on it.
  • Ask what the result will realistically look like, especially with black spot lichen, which fades over weeks rather than clearing on the day.
  • Ask what happens to the kiln dried sand in your block paving joints.
  • Ask what is excluded, and what would make the price change once they are on site.

Nobody can answer that honestly, and this page does not try. The firms listed here do overlapping but different work and cover different patches. The useful question is which of them covers your address, does your type of job, and can answer technical questions about your surface.
