Is Silicone Render Self Cleaning, Or Does It Go Green?

Silicone render is not self cleaning. K Rend says its render repels water, lets the wall breathe and stays drier, so it calls the finish more resistant to algae, and calls it low maintenance rather than no maintenance.

Silicone render is not self cleaning. K Rend, which makes one, claims water repellency, breathability and a finish that is drier and so more resistant to algae growth. Resistant is not self cleaning. On a shaded, damp wall a silicone rendered house still goes green, and the same maker tells you to wash it down.

That is the short answer. Below is what K Rend, Sika and the Royal Horticultural Society publish, how to tell monocouche from thin-coat silicone, and how to tell a leaking gutter from ordinary dirt.

Is silicone render self cleaning, or does it only shed dirt more slowly?

It sheds water, which slows the wall getting dirty and never makes it clean. K Rend's Superior Silicone Technology page, read on 5 September 2026, says the technology 'significantly reduces the amount of water absorption on the render surface', and that 'the finish is drier, therefore more resistant to algae growth and easier for you to maintain'.

K Rend says two different things about how often. Its frequently asked questions page says the render 'will require a wash down, a bit like your patio each year'. Its maintenance page says cleaning 'is generally advised after a few years'. Both were read on 5 September 2026, so the honest answer is somewhere in that gap.

What pressure a render will take is a different question, answered on what the render manufacturers say about jet washing render.

What do K Rend and Sika say about cleaning silicone render?

Low maintenance, with one exception. On the K Rend and Sika pages quoted here, neither prints a self cleaning claim. The phrase owners remember from the sales conversation is self cleaning; the phrase these two print is low maintenance. Sika, which now carries the Parex render range in Britain, says on its maintenance guides page, read on 5 September 2026, that all finishes 'benefit from occasional cleaning with low pressure washing and an approved detergent'.

The Insulated Render and Cladding Association publishes a homeowners' guide to external wall insulation, read on 5 September 2026, which puts the same thing in one line: 'No EWI system is maintenance free but all are described as low-maintenance.'

Licata is the exception. Its own renders page, read on 6 September 2026, says silicone finishes carry 'a self-cleaning characteristic, shedding atmospheric dirt with rainfall'. Dirt shed by rainfall is not algae kept off a shaded wall, and K Rend's own line, that algae 'will grow on any surface' which stays damp, settles which of the two you are looking at in October. If a brochure says your wall never needs cleaning, ask which page that comes from, and whether it names a product or a render type.

Why does a shaded wall still go green if the render sheds water?

Because algae only needs the wall damp, and a shaded wall stays damp. The Royal Horticultural Society's page on algae, lichens and moss on hard surfaces, read on 5 September 2026, says algae 'thrive in wet conditions, and growth may be faster in shady areas with poor air circulation', and that mosses favour 'damp, shady conditions'. A water repellent surface changes none of that.

K Rend's maintenance page is blunter still: 'Algae is an organic growth which will grow on any surface and remains damp for prolonged periods.' Any surface includes a water repellent one, and that is K Rend saying it, not us. Sika's building finishing questions page reduces it to three variables: 'Algae growth and stains are dependent on water, nutrients and in the case of algae, light.' Water is the one you can change.

The wall people ring us about in October is the wall that looked fine in July, whatever the render is, because green builds through the damp, low-light months and the slowest-drying elevation goes first. The Royal Horticultural Society's advice for hard surfaces names the condition rather than the growth: 'Prune overhanging plants to reduce shading and improve air flow'. That is free, and shade is the one thing on a wall you can change. On a shaded elevation we would expect it back, and we say so before we quote.

Which green growth are you actually looking at on a rendered wall?

Three different organisms get called green on a wall, and they do not shift the same way. The Royal Horticultural Society describes algae as 'a green film or powdery deposit', lichens as 'thin, flat crusts, or flat, creeping growths with leaf-like lobes', and mosses as 'compact, green, cushion-like'. That page is written for hard surfaces, stone walls included, and not for rendered house walls.

  • A green film or powdery bloom over a whole elevation, heaviest low down. Algae, and it takes the shaded side first.
  • Thin flat crusts, or creeping lobes, grey, yellow or orange. Lichen. It sits tight to the surface and will not rinse off.
  • Compact green cushions in the texture, on sills and ledges where water sits. Moss wants standing damp, so a mossy patch is telling you about water.
  • A dark line running straight down from one point. That is water tracking down the wall from a single joint or bracket, not shade across an elevation, so treat it as a leak until something proves otherwise.

Worth knowing before you spend anything: on hard surfaces the Royal Horticultural Society says these growths 'do not damage what they are growing on', though they make paths and steps slippery. On a wall the honest case for cleaning is appearance first and a water leak second. How do you tell monocouche from a thin-coat silicone system on your own wall?

Look at how the finish was built up, not at the colour. Monocouche is mixed to its colour and scratched back on site in one coat, so the maker's own cleaning guidance for it is not the guidance written for a thin-coat silicone system. Thin-coat silicone is the top coat of a system with a base coat under it.

Sika publishes its maintenance guidance as separate guides by system, and tells you to 'select the maintenance guide applicable to the Sika Render you have applied to your property or building'. Which guidance governs your wall depends on which system is on it.

Thin-coat silicone

K Rend describes its silicone as sitting in its 'top coat renders', and sells a further layer, K Pro, as 'an extra clear, water repellent layer'. So the wall is a stack: a base coat, a coloured silicone top coat, and sometimes a clear coat over that.

Monocouche

Sika lists its Monorex products plainly as 'One Coat Through Coloured Render'. Licata describes the same product family as a cement-based render applied in a single coat, where the colour runs through the full depth of the material rather than sitting on the surface.

  • Look at the texture in low, raking light. A scraped monocouche has an open, dragged face with the aggregate torn through it.
  • A window reveal or a corner bead shows the build-up: monocouche is one thick coat onto the blockwork, a thin-coat system a shallow finish over a separate base coat.
  • The build file or the original rendering quote usually names the system.

Can you clean monocouche render without marking it?

Yes, at the low pressure the makers publish. Nothing sits on top of it, so the face you would be washing is the product itself. Licata says the colour runs through the full depth of the material, so a monocouche wall will not peel or fade the way paint does, and there is nothing over it to repaint. K Rend puts a limit on the pressure, and the render association puts it another way.

  • K Rend, on its own maintenance page: 'very high pressure washers can damage the render surface.'
  • The Insulated Render and Cladding Association, on external wall insulation: renders and finishes 'will always benefit from a gentle power-wash periodically in order to remove dirt and airborne pollutants'.

To remove algae from an affected surface, K Rend's maintenance page points at 'a biocide or algaecide'. That is K Rend's instruction for a K Rend wall. On a monocouche wall the guidance that governs is the one that system's own maker issues, which is why Sika tells you to take the guide that matches your render.

Sika's routine line is the one quoted higher up: all finishes benefit from occasional cleaning with low pressure washing and an approved detergent, to remove airborne dust or other atmospheric dirt. For a stain it publishes something else, on its building finishing questions page: 'most algae stains can easily be removed using biocides or steam cleaning'. Whatever product you use, its own label carries the handling wording and the planting and water wording, and that label governs, not this page.

When is a black stain a leaking gutter rather than dirt?

When it runs in a line. Airborne dirt and algae settle in broad patches, heaviest where the wall is shaded and damp. Water escaping from a rainwater system leaves a narrow stain running straight down from one point, almost always a joint or a bracket. Wash it off and the mark goes, but the water is still coming out of that joint, so it comes back.

FloPlast's own rainwater questions, read on 5 September 2026, describe how a gutter joint fails: 'One of the issues could be incorrect installation, this could result in the gutter pulling out of the union bracket', and the same happens where the gutter was pushed too far into the fitting, with no room left for it to move as it warms and cools. That is a rainwater job before it is a wall job.

Clearing a blocked gutter is something we do. A joint that has pulled out of its bracket needs re-seating or replacing, which is roofline work and not cleaning, so it goes first. Does silicone render need cleaning at all?

Yes. K Rend calls its render a low maintenance finish and says it will require a wash down, a bit like your patio each year, while its maintenance page says cleaning is generally advised after a few years. Low maintenance means less work, not no work.

My builder said the render is self cleaning. What did he actually mean?

Almost always water repellency. K Rend's published silicone claims are water repellency, breathability, a drier surface and low maintenance, and its own frequently asked questions page still tells you the render will require a wash down. A wall that stays cleaner for longer is not a wall that cleans itself.

How long will a rendered wall stay clean after a wash?

K Rend and Sika both publish cleaning guidance and neither puts a figure on how long a wall stays clean, so there is no number to give you. We will not put a figure on it either, because it changes wall by wall. What drives it is shade, air movement, overhanging planting and anything keeping one part of the wall wet. The Royal Horticultural Society names shade and poor air circulation as the conditions algae want, and damp shade as what mosses favour, so a wall that keeps them greens up again sooner than a wall that does not.

Is monocouche render the same as silicone render?

No. Sika lists its Monorex products as one coat through coloured render, and Licata describes the colour running through the full depth of the material. Thin-coat silicone is a top coat within a system, described by K Rend as its silicone top coat renders. Two products, and Sika publishes its maintenance guidance system by system, one guide per render type.

What if the black stain keeps coming back in the same place?

Look directly above it. A stain fed by a leak returns whatever is done to the render, so the gutter goes first, and a joint that has pulled out belongs to roofline work.
