Roof Cleaning for homes and businesses in East Grinstead
Tile hanging, the traditional Wealden treatment of covering an upper wall in the same tiles used on the roof, turns up on plenty of properties in this part of the country, East Grinstead included. Tile-hung elevations go green far faster than the roof above them, and people often ask about their roof when the thing actually spoiling the look of the house is the wall.
Tile hanging is a wall, not a roof
Hung tiles are on a vertical face, so water runs straight down them instead of sitting, but they get almost no sun on a north or east elevation and they are close to the ground where the air is damper. The result is a green film across the whole face, worst at the bottom.
They are cleaned as a soft wash, not a pressure wash. Hung tiles are held on nails or nibs into battens, and forcing water at a vertical tile face pushes it behind the tiles and into the batten and the wall behind. Low pressure and the right treatment take the growth off without any of that.
Roof and elevation together, or the job looks half done
If the roof is cleaned and the tile hanging is left, the contrast makes the wall look worse than it did before. The two are usually the same tile, so they should end up looking like the same building.
The practical benefit is that both can normally be done in the same visit off the same access. Worth mentioning when you enquire so it is priced together rather than as two separate trips.
How we work
- 1Ground survey and access plan
We look at the tile type, the pitch, the condition and how we are getting up there safely. Concrete interlocking, clay plain tiles, slate and older stone slabs all need a different touch, and a brittle tile is a repair bill waiting to happen.
- 2Agree the method before anything gets touched
Some roofs suit careful scraping of the dry moss, some suit a soft wash and biocide, some suit both, and a few are best left alone. We tell you which one yours is, including when the answer is that a clean is not worth doing.
- 3Remove the growth and control where it falls
Moss coming off a roof goes straight into the gutters and all over the ground below. That wants managing as the work goes on rather than leaving a garden full of it.
- 4Clear the gutters and downpipes afterwards
A roof clean that leaves the gutters packed with moss has only moved the problem. Clearing them is what finishing the job properly looks like, so it is worth confirming it is in your quote.
- 5Biocide treatment and the honest timescale
Where a treatment is used, it keeps working for weeks or months after we leave. The roof carries on lightening instead of looking finished the same afternoon, and that is worth knowing upfront.
We assess each roof first and use the safest method for the tiles and pitch.

Roof Cleaning in East Grinstead: your questions answered
Can you clean tile-hung walls as well as the roof?
It is usually worth doing both together. Tile hanging is cleaned as a soft wash, not a pressure wash, because hung tiles are fixed onto battens and forcing water at a vertical tile face pushes it behind them. Doing the roof and the hung elevations in one visit means the access is set up once and the building ends up looking consistent.
Why do my hung tiles go green faster than the roof?
Because they get less sun and sit in damper air. A vertical face on a north or east elevation catches very little direct light, and being close to ground level means the air around it stays more humid. Water also runs down the face constantly rather than draining away over a pitch, so the surface stays damp for longer.
Is soft washing better than pressure washing for a roof?
For most roofs and for all vertical tile work, yes. Soft washing uses low pressure and a biocidal solution that kills growth at the root, instead of relying on force to knock it off. High pressure on a roof drives water under the coverings and strips the tile surface. Some roofs benefit from careful physical moss removal first, then a soft wash treatment.
Do you clean roofs on timber-framed and older buildings?
Yes, with a good deal more caution and a proper look first. Older buildings tend to have more fragile coverings, softer mortar and construction that tolerates less water being forced at it, so the method is gentle treatment rather than pressure. On historic buildings, some work is simply not ours to take on, and we say so.
Will the treatment run down and stain the walls below?
Not when the work is sequenced and prepared properly. That means working top down, protecting and pre-wetting what is below, and managing the run-off instead of letting it find its own way over the elevation. On a building where the roof, hung tiles and render all need doing, doing them in the right order avoids the problem entirely.
