Soft Washing for homes and businesses in Epsom
A commercial exterior is a different brief from a house. If you are responsible for a shopfront, an office or a frontage in Epsom, the constraints are different from the start. The building is a shop window whether it is a shop or not, the cleaning has to happen without shutting the place down, and there is usually signage, glazing and cladding all on the same elevation.
Signage, fascias and the bits nobody cleans
A frontage where the glass is clean and the fascia above it is green reads as neglected, and it is the fascia that tends to get skipped because it needs access. The same goes for the underside of a canopy, the soffits and the top edge of signage, which collect grime and cobwebs and are visible from across the street.
Illuminated signage and vinyl graphics need care rather than force: an edge lifted on a vinyl is difficult to put back, and forcing water into a light box is an electrical problem, not a cleaning one. Low pressure and the right product handle it.
Working around a business that is open
The practical constraint on most commercial work is timing, not technique. Wet frontages, hoses across a pavement and a working area in front of a door are not compatible with customers walking in.
Early starts, quieter days or working around opening hours usually solves it. It is worth raising when you enquire, because it changes how the job is planned far more than the surfaces do.
How we work
- 1Identify the growth and the substrate
Green algae, black lichen, red algae and mould all respond differently, and render, K-rend, painted masonry, timber, cladding and PVC all take the treatment differently. Both halves have to be right before anything is mixed.
- 2Test patch somewhere out of the way
On painted and rendered surfaces especially, a small area should be tried first to see how it reacts. It costs ten minutes and it is the difference between a clean elevation and a patchy one.
- 3Pre-wet the planting and cover what needs covering
Beds and borders want watering before anything is mixed so nothing takes the solution neat, and anything nearby that should not get wet wants covering. This is most of the actual work on a soft wash.
- 4Apply at low pressure and let it dwell
The solution does the cleaning, not the machine. It goes on gently, then it needs time on the surface. Rushing the dwell is the usual reason a soft wash looks streaky.
- 5Rinse or leave to weather, then check back over
Some surfaces get rinsed down, some are better left for the rain to finish, and it depends on the product and the material. We tell you which one applies to yours and what it will look like in a fortnight.
A soft wash keeps clearing after we leave. The colour lifts on the day and the rest weathers off over the following days and weeks, so it is worth not judging it the same afternoon.

Soft Washing in Epsom: your questions answered
Do you clean commercial premises and shopfronts?
Yes. We work with homeowners, landlords, shops, offices and commercial premises across the area. Commercial frontages usually involve glazing, cladding, fascias and signage on one elevation, each needing a slightly different approach, plus planning around when the work can happen without disrupting the business.
Can you work outside opening hours?
It is normally the sensible way to do a frontage, and worth raising when you enquire. Wet surfaces, hoses across a footway and a working area in front of the door do not sit well with customers coming and going. Early starts or quieter days usually solve it, and timing affects how a commercial job is planned far more than the surfaces do.
Is it safe to clean illuminated signs and vinyl graphics?
Signage is cleaned gently and by hand where needed. With low pressure and the right product, yes. What is not safe is a high-pressure jet: it can lift the edge of a vinyl graphic, which is difficult to put back, and force water into an illuminated light box, which becomes an electrical problem rather than a cleaning one.
Do you clean cladding and fascias as well as the glass?
Yes, and the fascia is usually the part that most needs it. A frontage with clean glass and a green fascia above still reads as neglected, and the same goes for soffits, canopy undersides and the top edges of signage. Those are the areas most often skipped because they need access, and they are visible from across the street.
Is it better to clean a frontage regularly or occasionally?
Regularly, and by a clear margin. Growth and grime never get the chance to establish, so each clean is lighter, quicker and asks less of the surface than stripping back a year of build-up does. A frontage that is let go until it looks bad needs a harder clean, and a harder clean is exactly what dulls signage and cladding over time.
