Soft Washing for homes and businesses in Banstead
Garden walls, boundary fences and outbuildings are the parts of a property that quietly let the whole thing down. On a Banstead property they are usually the last thing anyone thinks to have cleaned. They sit in shade, they get no maintenance for years, and because you look past them every day you stop noticing how green they have gone.
The parts of a garden nobody thinks to clean
A garden wall or a retaining wall has damp ground on at least one side, often planting pushed up against it, and very little air movement in a sheltered garden. It stays wet far longer than a house wall does, so it grows more.
That also means the treatment matters more than the pressure. Forcing water at a garden wall with earth behind it is a poor idea, and the growth comes off perfectly well with a low-pressure application and time to work.
Standard fence panels are thin, soft and usually already weathered. A pressure washer goes through the boards of a tired panel surprisingly quickly and tears the surface of the rest, which then holds water and rots faster.
They are worth cleaning, they just need doing gently. Where a panel is already soft and failing, we will say it is past cleaning, not take it apart for you.
How we work
- 1Identify the growth and the substrate
Green algae, black lichen, red algae and mould all respond differently, and render, K-rend, painted masonry, timber, cladding and PVC all take the treatment differently. Both halves have to be right before anything is mixed.
- 2Test patch somewhere out of the way
On painted and rendered surfaces especially, a small area should be tried first to see how it reacts. It costs ten minutes and it is the difference between a clean elevation and a patchy one.
- 3Pre-wet the planting and cover what needs covering
Beds and borders want watering before anything is mixed so nothing takes the solution neat, and anything nearby that should not get wet wants covering. This is most of the actual work on a soft wash.
- 4Apply at low pressure and let it dwell
The solution does the cleaning, not the machine. It goes on gently, then it needs time on the surface. Rushing the dwell is the usual reason a soft wash looks streaky.
- 5Rinse or leave to weather, then check back over
Some surfaces get rinsed down, some are better left for the rain to finish, and it depends on the product and the material. We tell you which one applies to yours and what it will look like in a fortnight.
A soft wash keeps clearing after we leave. The colour lifts on the day and the rest weathers off over the following days and weeks, so it is worth not judging it the same afternoon.

Soft Washing in Banstead: your questions answered
Can you clean garden walls and boundary walls?
Yes, and they are usually done as a soft wash rather than a pressure wash. A wall with damp ground or planting against one side stays wet far longer than a house wall, so it grows more, and forcing water at a wall with earth behind it is not something to do casually. Low pressure with a treatment left to work handles it well.
Can fence panels be pressure washed?
Fences clean up well with a gentle low-pressure treatment instead. They should not be. Standard fence panels are thin, soft and usually weathered, and a pressure washer will go through a tired board quickly and leave the rest of the surface torn and furry, which then holds water and rots faster.
Do you clean sheds, garages and outbuildings?
Yes, and they are often worth doing at the same time as the house or the fencing while everything is set up. Outbuildings tend to sit in the shadiest, dampest corner of a garden and go green faster than anything else. The method depends on what they are made of, whether that is timber, render, brick or metal sheeting.
My fence is already rotten in places. Is it worth cleaning?
Probably not, and that is worth saying plainly. Where boards are soft, splitting or already failing, cleaning will not save them and can take pieces off. If most of the fence is sound and only a panel or two is going, cleaning the good ones and replacing the failed ones makes more sense than treating it as one job.
Will the treatment kill plants growing against the wall?
Not when the area is prepared properly. Planting wants watering thoroughly before anything is applied so nothing receives the solution neat, anything sensitive covering, and the work keeping away from vulnerable areas where the layout allows. Where a climber is growing directly on the wall being treated, tell us in advance so we can plan around it or leave that section.
