Gutter Clearing for homes and businesses in Oxted

Houses on this side of the greensand ridge rarely give you one gutter at one height, so the gutter clearing Oxted properties need is seldom a single run. They have grown over the years, with rear extensions, side returns, porches and conservatories added on, and each addition brought its own roofline with it. A single property can carry three or four separate runs at three or four different levels, each draining somewhere else, and a job quoted on the front elevation alone will miss most of them.

Several rooflines, and what gutter cleaning Oxted has to cover

Every added roof creates a new gutter, a new outlet and a new downpipe, and the awkward part is what happens where they meet. A high main run frequently discharges onto or into a lower extension gutter, which means the lower one carries the water from both roofs and fills at roughly twice the rate.

That lower run is also the one nobody sees. It sits below eye line from an upstairs window and out of sight from the garden, so it can be packed solid for years while the main gutter above it looks perfectly healthy.

Conservatories, porches and glazing nobody can stand on

A conservatory roof is glazing on slim bars. It is not a working platform and it never becomes one, so the gutter above it is reached from a ladder set beside it or with a standoff holding the ladder clear, and occasionally from neither.

The conservatory has its own gutter as well, low down and easy to reach, and it is usually full of whatever the main roof has sent down. Clearing that one without clearing the run above simply buys you a return visit.

Nesting birds, autumn timing and what is out of scope

We do not clear a run where birds are actively nesting, and we will not disturb a nest in use. That is the law rather than a preference, and the work simply waits until they have finished. Gutters and hidden low runs behind a parapet are popular nesting places, so it comes up more often than people expect.

Otherwise this is well wooded ground, the leaf load around Oxted is genuine and the autumn visit is the one that counts. Everything gets flushed and watched afterwards, including the joins between one roof level and the next, which is where an overflow shows first. Where the arrangement itself is the problem, re-routing rainwater goods is work for a builder, and you get told that instead of paying for the same clear-out every year.

How we work

  1. 1
Free quote and a look at the run

We check the height, the gutter type and whether there is safe ladder access all the way round. Conservatory roofs, extensions and tight side returns are the ones that decide how a gutter job gets done.

  2. 2
    Clear the gutters out

Leaves, moss washed down off the roof, grit off the tiles and the odd tennis ball. It comes out instead of getting flushed along to the next blockage.

  3. 3
    Check the downpipes actually flow

A clear gutter that drains into a blocked downpipe still overflows. We run water through and watch where it goes before calling it done.

  4. 4
Take the debris away and report back

Cleared material should leave with the job rather than going into your borders. Anything spotted while up there, a split joint, a sagging bracket, a slipped tile, is worth reporting back to you.

Good to know

Gutter Clearing in Oxted: your questions answered

Are the extension and conservatory gutters included?

They should be, and it is worth confirming when a price is agreed. On a house with several roof levels the low runs are the ones doing the most work and holding the most debris, so a quote covering only the main eaves gutter leaves out the part most likely to be blocked.

Water pours off the main roof onto my extension. Is that right?

It is common and it is often how the house was built, but it does load the lower gutter heavily. Where a high downpipe discharges straight onto a lower roof or into a small extension gutter, that run will fill faster and block sooner, and it is the first place to look when an overflow appears.

There is a bird nest in my gutter. Can it just be taken out?

Not while it is in use. Wild bird nests in use are protected, so a run with an active nest in it is left alone and revisited once the birds have finished, and that is a legal position rather than a choice. An old abandoned nest out of season is simply debris and comes out like anything else.

How do you know which pipe serves which roof?

By putting water through each run and following it. On a house with several levels the rainwater goods are not always obvious, and pipes are sometimes joined in ways that are hard to guess from the ground. Watching the water travel from top to bottom is the only way to prove the whole arrangement is running.

Is gutter cleaning in Oxted worth doing every year here?

On wooded plots with several roof levels, yes. The low runs collect from the high ones as well as from the trees, so they load up faster than a plain two-storey house would. The annual clear is what keeps the lowest gutter, usually the busiest one, from being the one that fails in winter.
