Permeable paving is a surface plenty of people do not realise they have, and if your Oxted drive is a newer one there is every chance that is what it is. It looks like ordinary block paving but the blocks are spaced with wider joints filled with fine grit, and the whole drive is built to let rainwater soak straight down through it rather than run off. Cleaning one is a different job with a different point to it.

Permeable drives silt up, and that is the real problem

A permeable drive works because water passes through the joints into a stone layer underneath. Over the years those joints fill with fine silt, moss and organic debris, and the drive gradually stops draining. You notice it when puddles start forming on a surface that never used to hold water.

So on permeable paving, cleaning is a drainage job as much as a cosmetic one. Clearing the joints out restores the function that the drive was built for, and it is worth doing before the puddling gets bad, not after.

Refilling permeable joints with the right material

This is where permeable paving and standard block paving part company. Standard block paving takes kiln-dried sand in the joints. Permeable paving takes a specific angular grit that lets water through, and putting ordinary jointing sand into a permeable drive blocks the very thing it was built to do.

It is a simple point and it is got wrong regularly. If your drive is permeable, say so when you enquire so the joints are refilled with the right material and the drainage keeps working.

    Clear the drive and plan the run-off

    Cars and bins off, loose debris swept up, and a look at where the dirty water is going to end up. It wants keeping away from planting and out of open drains as far as the layout allows, with anything vulnerable at the edges covered.

    A flat surface cleaner does the main run. It holds an even distance off the surface, so you get one consistent finish instead of the stripes you get from waving a lance about.

How do I know if my driveway is permeable paving?

Look at the joints and at what happens in heavy rain. Permeable paving has noticeably wider joints filled with small angular grit rather than fine sand, the blocks often have spacer nibs on their sides, and a working permeable drive has no puddles and usually no drainage gully because the water goes straight down. If in doubt, send us a close-up photo of the joints.

Can permeable driveways be pressure washed?

Clearing the joints is exactly what restores the drainage. The important part is what happens afterwards: the joints must be refilled with the correct angular grit, not with ordinary kiln-dried jointing sand. Standard sand blocks the flow path and stops the drive doing the job it was installed to do.

Water is starting to pond on my drive. Will cleaning help?

On a permeable drive, very likely yes. Ponding usually means the joints have silted up with fine sediment and organic matter so water can no longer pass through. Clearing them out restores the drainage path. On a non-permeable drive, ponding is a levels problem instead, and cleaning will not change it.

Do you clean long private driveways and gated entrances?

Yes. Longer drives mainly need planning around water supply and working in sections so the silt does not all travel to one end. Gated entrances and thresholds usually need hand detailing, because that is where growth builds up in the shelter of the posts and where the rotary head cannot reach.

Will the cleaning chemicals harm my planting or the soakaway?

We plan around both. Beds and borders are protected and pre-watered before anything is applied, and we manage run-off deliberately instead of letting it head straight into a soakaway or an open drain carrying grit and residue. Where a drive discharges to a soakaway we sweep the silt up as we go rather than flushing it down into it.
