Patio Cleaning for homes and businesses in Oxted

Where a patio sits in a well-planted garden, with borders right up against the paving, lawn running to the edge and perhaps a pond within reach, the planting becomes the constraint on the job, not the stone. Anything applied to the patio ends up in the soil beside it. That is the shape of a good many Oxted gardens, and it means the preparation is most of the work.

Protecting borders, lawns and ponds

Beds and borders want watering thoroughly before anything is applied, so nothing takes the solution neat and the dilution is already in the soil when run-off arrives. Anything sensitive nearby is worth covering.

Ponds are the one genuine no-go and need saying clearly: cleaning products and pond life do not mix, and a garden pond within reach of the run-off changes how we work. Tell us it is there when you book so it is planned for from the start rather than dealt with on the day.

Where the water goes when the patio is in a lawn

A patio surrounded by lawn has no drain to send anything to, which is actually helpful: the run-off spreads and dilutes instead of concentrating. The risk is the opposite one, that a heavy flow scours a channel in the lawn edge or leaves a silt line across the grass.

Working away from the most vulnerable edges, spreading the flow rather than concentrating it and sweeping the silt up is what stops a grey tide mark being left across the grass.

How we work

  1. 1
    Free quote and stone identification

The single most important step. Indian sandstone, limestone, porcelain, Yorkstone, concrete slab and clay pavers all behave differently under a washer, and getting this wrong is what causes the damage you see on badly cleaned patios.

  2. 2
Protect the borders and check the pointing

Furniture and pots moved, nearby planting protected, and a look at the pointing. Slurry-pointed joints and loose mortar will lift under pressure, so we find that first and tell you instead of discovering it halfway through.

  3. 3
Set the pressure to the softest thing on the patio

We work to whatever is most delicate, not whatever is toughest. Soft sandstone gets a gentler pass than the concrete edging next to it, even though both are getting cleaned in the same visit.

  4. 4
Treat black spot and lichen with chemistry, not force

Black spot lichen roots into the stone. You cannot blast it off without taking the surface with it, so it needs a treatment and time to work. How much will shift, and how much may need a second visit, gets said before the job starts.

  5. 5
Rinse down, sweep and walk it with you

Everything rinsed off, the silt cleared, furniture back, and a walk round so you can see the result and hear what we found while we were in there.

Black spot lichen roots into the stone, so it needs a treatment and time rather than more pressure. How much is likely to shift can be judged on the slabs themselves.

Good to know

Patio Cleaning in Oxted: your questions answered

Will patio cleaning harm my plants and lawn?

Not when it is prepared for. Beds and borders want watering thoroughly before anything is applied so nothing receives the solution neat, sensitive planting nearby covering, and the run-off spreading instead of concentrating on one spot. Tell us about anything particularly precious near the patio so it can be worked around.

I have a pond near the patio. Can it still be cleaned?

Yes, but tell us before the visit so it can be planned properly. Cleaning products are not compatible with pond life, so a pond within reach of run-off changes how and where we work and sometimes which products we use. It is entirely manageable when we know in advance and much harder to deal with once we have already started.

What cleaning solutions do you use, and are they eco-friendly?

For soft washing we use biodegradable solutions, and on patios the product is chosen for the stone and the growth we are treating. Some jobs need nothing more than water and correct technique. We are happy to tell you what is going on your patio before we apply it, and to plan around planting, wildlife or anything you would rather we avoided.

I have planting growing between the patio slabs. Can that be worked around?

Yes, and it needs pointing out before anything is applied, because a treatment does not know the difference between moss you want and moss you do not. Creeping thyme, sedum, deliberately established moss and self-seeded ferns in the joints all get treated as growth unless somebody says otherwise. Show us what is staying and those joints can be worked round or left alone entirely.

Do you clean garden walls and paths at the same time as the patio?

It usually makes sense while everything is set up. Garden walls, especially rendered or north-facing ones, hold growth and tend to be cleaned as a soft wash rather than a pressure wash. Paths are typically the same job as the patio. We quote them separately so you can decide how much to include.
