Does my old roof actually need cleaning?
Often not, and we will tell you if that is what we find. If the roof is watertight, the valleys and gutters flow and the moss is not thick enough to hold water or block anything, then cleaning it is purely cosmetic. On a fragile older covering, cosmetic work carries a real risk of cracked tiles and disturbed fixings, and doing nothing is a legitimate answer.
What is the safest way to treat moss on a period roof?

It looks finished more slowly than a scrape, since the dead moss takes weeks or months to wash and blow away, but it asks far less of old tiles or slates. We approach them very cautiously and we will be straight about what we would and would not take on. Older and protected buildings often need specialist input, and any consents or permissions for works are for the property owner to arrange rather than something we can advise on. Where a roof needs a specialist, we will say so.

On a lot of older properties that is the sensible option. We do regularly. Slipped slates, cracked or missing tiles, failing flashings and nail sickness are all repair work rather than cleaning work, and cleaning a roof in that state can make it worse. We will tell you what we can see and leave the repair to somebody whose trade it is.
