Soft Washing for homes and businesses in Oxted

Garden rooms, home offices and modern outbuildings have become a common addition in recent years. If you have one at your Oxted property, it is most likely clad in composite boards, cement particle board, powder-coated aluminium or treated timber. Those are all modern manufactured surfaces with a factory finish, and a factory finish is exactly the thing you do not want to attack with a pressure washer.

Composite cladding cleans easily and marks permanently

Composite and cement-board cladding is designed to be low maintenance, and it is: the growth sits on the surface and lifts off with very little persuasion. The finish is factory-applied and often only a coating on the face of the board.

Scour that off with pressure or an abrasive cleaner and the board underneath is a different colour and a different texture, and there is no patching it. So these surfaces get low pressure and a mild appropriate cleaner, which is all they need anyway.

The shaded side of a garden building

Garden rooms tend to be tucked into a corner with planting around them, so one or two faces get almost no light and stay damp continuously. Those faces green up while the front of the building still looks new.

The roof and any decking or path around it usually need attention at the same time, and the decking is where the safety argument sits: a green composite or timber deck by a garden room gets genuinely slippery in the wet.

How we work

  1. 1
Identify the growth and the substrate

Green algae, black lichen, red algae and mould all respond differently, and render, K-rend, painted masonry, timber, cladding and PVC all take the treatment differently. Both halves have to be right before anything is mixed.

  2. 2
Test patch somewhere out of the way

On painted and rendered surfaces especially, a small area should be tried first to see how it reacts. It costs ten minutes and it is the difference between a clean elevation and a patchy one.

  3. 3
Pre-wet the planting and cover what needs covering

Beds and borders want watering before anything is mixed so nothing takes the solution neat, and anything nearby that should not get wet wants covering. This is most of the actual work on a soft wash.

  4. 4
Apply at low pressure and let it dwell

The solution does the cleaning, not the machine. It goes on gently, then it needs time on the surface. Rushing the dwell is the usual reason a soft wash looks streaky.

  5. 5
Rinse or leave to weather, then check back over

Some surfaces get rinsed down, some are better left for the rain to finish, and it depends on the product and the material. We tell you which one applies to yours and what it will look like in a fortnight.

A soft wash keeps clearing after we leave. The colour lifts on the day and the rest weathers off over the following days and weeks, so it is worth not judging it the same afternoon.

Good to know

Soft Washing in Oxted: your questions answered

Can you clean composite cladding on a garden room?

Yes, and it needs very little. Composite and cement-board cladding is low maintenance by design, so the growth sits on the surface and lifts off readily at low pressure. The reason not to use force is the factory finish: it is often only a coating on the face of the board, and once it is scoured off the material underneath is a different colour and cannot be patched.

Why is the back of my garden building green when the front looks fine?

Because the back is against a boundary or planting and gets no light or air movement, so it stays damp permanently. Garden rooms are usually tucked into a corner, which means one or two faces are in constant shade. It is the same reason a north wall on a house goes green while the south wall stays clear.

Do you clean decking and paths around a garden room?

Yes, and the decking is often the most worthwhile part. Both timber and composite decking get slippery once a film of algae builds up, and that matters on a route people use daily. Timber decking is cleaned gently to avoid raising the grain, and composite decking usually needs nothing more than a treatment and a low-pressure rinse.

Can you clean powder-coated aluminium and metal cladding?

Yes, gently and with a suitable cleaner. Powder coating is a durable finish and it is still just a coating, and abrasive products or high pressure will dull it permanently. It cleans well with a mild solution and low pressure, which is all that is needed since growth does not bond strongly to a smooth coated surface.
